This Fantastic Kalkan views Villa is located on the edge of the old village. The unique stone-built villa is just 5 minutes walk to the beach below and some lovely not to be missed rooftop restaurants. Kalkan is considered to be one of Turkey's most elite areas and is an amazing location for many elegant properties.
This picturesque town boasts some wonderful cuisine, a very nice harbour and some local historical attractions. It is within easy reach of Kas, Kaputas Beach and many other places for you to explore. Additionally, the nearest airport is Dalaman airport which is just 1.5 hours away by car.
At present, this property is being used on the rental market. If you decide to invest in the property and keep it as a rental property then it will give you a very good rental return. However, this property would also be an amazing forever home and all-year round residence.
This stone-built villa is accessed from the road above via a gate and down a pathway that leads you through beautiful terraced gardens complete with mature fruit trees. The property has an unusual design and is made up of 3 separate buildings linked by the lovely gardens and pathways. You can also gain access from the steps at the end of the garden, this entrance is from a path that leads up from the old town and the harbour. Each of the bedrooms has its own name and theme. They are all en-suite and have breathtaking views over the bay and Kalkan itself.
The villa also enjoys underfloor heating, solar panels and air-conditioning units throughout. Additionally, the title deeds for this property are all in place and completely legal.
The layout of the villa is as follows:
This is ‘Lycia’ (a blue-themed room); it has its own access through a glass entrance door, and it also enjoys a private terrace. On the terrace, there is a sofa and a coffee table. Additionally, inside the bedroom there is a dressing table, a dressing room, and an en-suite shower room. There is also a flight of stone steps that lead down to the living area.
The living area is a spacious open-plan area with wood effect flooring from one end to the other. There are very several large doors that open up onto the balcony, and they also let a lot of natural light into the room. It also has a door that opens up onto the shaded seating area. The room has air-conditioning and a ceiling fan for the warmer days. The kitchen is fully-equipped with high-end appliances. Additionally, there is also a kitchen island which has 3 bar chairs and a built-in drinks fridge.
Outside is a large dining table with 10 chairs under a pergola with ambient lighting. To the side of this there is a large wicker sofa with integral chaise long, a coffee table and other comfortable furniture where you can relax whilst admiring the beautiful views over Kalkan.
There are also steps that lead up to an elevated seating area where you can enjoy a cocktail before dinner or going out for the evening. Additionally, there is a separate cloakroom under the external stairs and a built-in BBQ to enable your party to enjoy alfresco dining.
This level also gives you access to another bedroom, ‘Tlos’ (an orange themed room). This room has a dressing table, full length mirror, built in wardrobes and an en-suite shower room. Again, there are glass doors that lead out on to a private balcony. The balcony is equipped with an oversized sun lounger and a parasol, you can take in the sea views from here.
Halfway down the stone steps leading to the pool terrace, you will find another bedroom, ‘Patara’ (a turquoise-themed room). This bedroom is furnished with built-in wardrobes, a dressing table, and an en-suite shower room. Again, the glass doors lead out onto the balcony with incredible views of the harbour below and out to the islands in the bay.
Underneath this bedroom is ‘Xanthos’ (a pink-themed room). This bedroom can be accessed through glass doors from the pool terrace. This room is furnished the same as the others and again has its own en-suite shower room.
The beautiful infinity pool has roman steps at one end for easy access in and out of the water. There are also 10 sun loungers around the pool with side tables and parasols.
On the other side of the pool terrace, you will find another bedroom, ‘Kas’ (a navy and white striped room). This room is the only one that does not have a sea view. It does, however have built-in wardrobes and its own en-suite shower room. Next to this room is ‘Myra’ (a green themed room) this room has is again fitted with built in wardrobe and en-suite shower room. Glass doors open out onto the pool terrace with a day bed and parasol.
The villa also has a separate utility room and there is also an area set up with table tennis. The garden also has an irrigation system. Additionally, there are steps going down to a small path below the villa that leads to the old town and harbour front.
Kalkan is a harbour town on the Turkish Mediterranean coast not yet overdeveloped to cater for huge numbers of visitors.
The town is part of the famous Turquoise Coast and within easy reach of well-known historical sites. These include the beach and ruins at Patara – reputed to be the birthplace of St Nicholas – and Kaputas Beach, which are both close by.
Although in the Antalya province, Kalkan is more closely related to Fethiye. It was first established as a fishing port and the only safe harbour between Kaş and Fethiye. White-washed houses descend to the sea, many adorned with brightly-coloured bougainvillea.
The town averages 300 days of sunshine a year. Visitors are mostly those looking for a more relaxed or romantic destination rather than the bright lights of some of the bigger resorts.
